Sold

Approx. 76.50 Acres, Ideal Getaway

Combining approx. 1/3 natural bush and 2/3 cleared with a large ornamental lake/dam over approx. 76.50 acres, the property consists of 3 titles, and is being sold as a whole.

Positioned just off the Ballarat-Colac Road, only a 20 minute drive to Ballarat and 10 minutes to the Napoleons General Store.

The makeup of the property would create an ideal weekend getaway to escape the hustle and bustle of the city and enjoy the smell of fresh country air and bushland.

The large lake measures approx. 3 plus acres in size and would be great for fishing, yabbying and swimming activities.

The property is Zoned Rural Conservation under the Golden Plains planning scheme (council property no. 54001990). Any request for the construction of a home would require planning permit approval from council. There is a Bushfire Management Overlay in place which would require defendable space (meaning you would look to locate the home in a cleared area on the site) and you would also be required to submit a Vegetation Management Plan to adhere the biodiverse ability of the area.

There are partial remains of a stone hut on site, which suggests at some stage a planning permit may have been approved and you could flag this as part of your submission for a planning permit. For anyone looking to build should discuss further with town planners at the Golden Plains Shire 03 5220 7111.

Flanked by State Forest and approx. 70 minutes' drive from Geelong - Contact our agents for further information today!

Get to know Enfield

Enfield is a rural locality 21 km south of Ballarat, on the road to Rokewood. Enfield was an alluvial mining area, with timber-cutting in the Little Hard Hills to the west. The hills supplied mine props and firewood for Ballarat. In 1911 the forest was also used for eucalyptus-oil distilling, and there was fruit-growing near the village.
